Project Delivery Models:
Design-Build
A method where the owner contracts the design and construction services through a single entity known as the design-builder or design-build contractor. The design-builder completes all design, engineering and construction services for a stipulated lump sum fixed price agreed to at the start of the project prior to the design phase.
We use a collaborative approach that is focused on project outcomes. Starting with understanding our client’s business goals and needs, we provide a holistic approach to design and construction. We work in an integrated multi-disciplinary team with all project stakeholders including the owner, end-users, architect, specialized consultants, etc. to optimize the building systems and deliver the highest value to the owner.

- Less risk of unknowns and changes that can result in unexpected costs and schedule delays
- We can fast-track a project faster than possible through a construction management or traditional delivery model
- The owner knows the total cost for design and construction at the beginning of project before having to invest in all the drawings and engineering
- Having a fixed price upfront makes securing financing easier and faster
Construction Management
The owner engages the architectural and engineering consultants directly and enters into a separate contract with the construction manager to provide advisory services during the pre-construction phase. During the construction phase, the construction manager oversees and is responsible for all construction activities.

- More collaborative than the traditional design-bid-build model
Design-Bid-Build
The owner engages an architect who develops a design and drawings which are then provided to a General Contractor for pricing. The owner enters into a contract with the general contractor for construction only services based on a fixed lump sum price. The design-bid-build model has been used as the traditional procurement model. Projects that utilize this model are typically not as successful because the contractor is not engaged during the design phase and cannot provide input during the design phase.
Cost Plus
An agreement between an owner and the prime contractor to perform the required work on an actual-cost basis, plus a percentage or fixed fee which is applied to actual costs.
Project Management
An agreement between the owner and prime contractor during the pre-design phase to manage the entire project and engage all disciplines required, including the architectural and engineering consultant(s). During the construction phase, the Project Management company oversees and is responsible for all construction activities.
Public Private Partnership (P3)
A public private partnership (P3) arrangement in the form of a long-term Design-Build-Maintain-Finance contract between the public sector (any level of government) and the private sector to deliver public infrastructure for citizens.

Design
We provide full design and engineering services through a one stop, single source, design-build project delivery method. Design-build is simple for owners and reduces their risk because we provide all the design and construction services allowing us to control costs and the schedule throughout the process. Through our multidisciplinary integrated project design and delivery processes we optimize buildings and provide our client’s with solutions that align with their short-term needs and long-term goals. We also offer our services in an advisory role with owner selected design teams using the Construction Management model. In this project delivery method, we work collaboratively with the design team actively providing advice on budgeting, scheduling, quality, constructability, logistics, risk management and safety during the design phase.
Design Services:
Together with our network of highly experienced architects and engineers, we provide full drawings and specifications for permits and construction including architectural, structural, civil, mechanical and electrical disciplines.

Our services don’t stop at the end of a construction project. Heating, Ventilation and Air Conditioning (HVAC) systems require regular cleaning and upkeep, fire protection systems require regular inspections and regular building use can require general maintenance including wall repairs, door repairs, etc. Preventative maintenance keeps equipment and systems running efficiently and maximizes their lifespans, which translates into lower operating costs and better working environments.
We offer full property management services or on demand repair services. Through us, clients can ensure that the preventative maintenance is done regularly and done right. We maintain service histories for our clients so that they don’t have to worry about finding information and storing it.
